How the ESA letter works

  1. Book online at no cost and confirm which state you live in.
  2. Speak with a licensed therapist for 5 to 10 minutes over phone or video.
  3. If an ESA is appropriate, receive your signed ESA letter as a PDF, usually the same day.
  4. Give the letter to your housing provider with your reasonable accommodation request.

Who qualifies for an ESA letter

An ESA letter may fit

  • People living with a mental or emotional condition, like anxiety, depression, PTSD or panic disorder, that significantly restricts everyday life
  • People whose animal relieves their symptoms and who live in, or hope to move to, housing that bans pets or limits animals
  • Students who need an accommodation for a dorm or other university housing
  • People who live in a state where our therapists can lawfully evaluate them

Usually not the right tool

  • Anyone looking for public access for their animal in stores, restaurants or workplaces
  • Travelers expecting to fly with an animal at no charge, since airlines are free to refuse ESAs
  • People who want a registration, certificate, ID card or vest
  • Owners of a dog with individual training to carry out tasks tied to a disability, who may be better served by a psychiatric service dog letter
  • Anyone in a mental health crisis right now, who should dial or text 988, or dial 911 in an emergency

What your ESA letter includes

  • A short evaluation (5 to 10 minutes) by phone or on video, conducted by a licensed therapist
  • A signed ESA letter as a PDF if the therapist finds it appropriate, usually the same day
  • A letter naming the therapist and showing their license type and number, the issuing state and the date
  • Coverage for up to 2 animals for $129, or 3 or more for $199
  • California letter of intent the same day, with the ESA letter after a follow-up around day 30
  • Email support at support@esalettertherapist.com

What our ESA letter is

An ESA letter is a brief document written by a licensed therapist. In it, the therapist confirms that a mental or emotional condition you have amounts to a disability and that your animal helps relieve its symptoms. Your specific diagnosis can stay off the page.

The letter comes into play when you request a reasonable accommodation from your landlord, for example asking that a no-pets rule be waived for your animal. HUD's fair housing rule at 24 CFR 100.204 forbids refusing reasonable accommodations that someone with a disability may need in order to fully use and enjoy their home.

The Joint Statement that HUD and the Justice Department issued in 2004 lets a housing provider seek reliable information about your need when your disability or the need itself isn't apparent. Many people meet that request with a letter from a therapist who has evaluated them.

ESA letter evaluation with a real therapist

Your evaluation is a short, private conversation, not a quiz. Gabriel Warner, LCSW, whose license is in clinical social work, conducts our mental health evaluations. Andrew Patel, M.D., goes over the evaluations and signs an ESA letter whenever the clinical findings back one up.

The therapist will ask how you've been feeling, how symptoms affect daily life, and what your animal does for you. Honest answers matter more than polished ones. If the therapist decides a letter isn't appropriate, you won't be charged.

What the ESA letter includes

Every letter carries a signature and a date. It names the therapist and gives their type of license, the license number and which state licensed them, so any housing provider wanting to check can look the license up with the state board.

The letter explains your need in general terms. Because housing providers generally can't probe into what your disability is or how serious it is, the letter keeps your medical records private.

Housing rules for ESAs in 2026

Federal guidance has changed, and you should know where things stand. FHEO-2020-01, the notice on assistance animals HUD put out in 2020, was withdrawn as of September 17, 2025. Then, in guidance HUD released on May 22, 2026, requests for animals trained to carry out disability-related tasks were presumed reasonable, whereas an untrained emotional support animal gets no such presumption and is judged on the particular facts.

The same guidance abandoned HUD's 2020 position that untrained ESAs couldn't be subject to fees. The Fair Housing Act, the rule at 24 CFR 100.204 and the 2004 Joint Statement remain in force, you can still bring a private lawsuit, and a number of states set their own ESA rules. Look at your state guide before sending your request.

What an ESA letter doesn't cover

Under the ADA, an ESA doesn't qualify for service animal status, since offering comfort isn't a trained task. As a result, your ESA has no right to enter shops, restaurants or offices.

Since January 11, 2021, airlines have been free to refuse ESAs or handle them like pets. Asking to bring an ESA to work is an ADA accommodation request judged case by case, not something you're entitled to. And no registry, certificate or vest adds legal weight to any of this.

How to use your ESA letter

Once you have your PDF, send it to your landlord, property manager or campus housing office with a brief written request for a reasonable accommodation. Say which animal or animals the request covers and ask the provider to confirm its decision in writing.

If the provider asks questions, answer the reasonable ones and save a copy of each message. If you think your request was treated unfairly, the 2004 Joint Statement notes that you have one year to file a HUD complaint or two years to go to court. A local fair housing group or a lawyer can talk through which route makes sense.

Is an ESA letter right for you

An ESA letter makes sense when a mental or emotional condition substantially limits part of your daily life and your animal genuinely helps. It isn't a workaround for pet fees or a way to bring a pet everywhere, and it isn't a replacement for treatment.

Research on animals and mental health is encouraging but mixed, so we treat an ESA as one support among many. Unsure whether you'd qualify? Read our page on who qualifies, or just book. Booking costs nothing, and there's no charge unless your letter is issued.

California ESA letter timing

California's AB 468 requires a client relationship of at least 30 days and a clinical evaluation before a practitioner provides documentation for an emotional support dog. If you're in California, you get a same-day letter of intent, then your ESA letter after a follow-up around day 30. The price is the same.

ESA laws by state

A letter is issued only when a licensed therapist's evaluation supports it. An ESA letter supports a housing accommodation request; it does not give public-access or airline rights.

ESA letter FAQ

Who signs the ESA letter?

A licensed professional. Gabriel Warner, LCSW, conducts our evaluations, and when the clinical findings support a letter, Andrew Patel, M.D., reviews and signs it.

Does the letter list my diagnosis?

No. It explains in general terms why you need the animal, and your medical records stay private.

Is an ESA letter enough to make my landlord say yes?

It strengthens your request, but no letter can guarantee a yes. Under federal guidance, each untrained ESA request now gets an individual review, and your state's law may protect you further.

Can one letter cover more than one animal?

Yes. The $129 letter covers up to 2 animals, and the $199 letter covers 3 or more, if the therapist finds each animal supports your need.

What if the therapist decides against a letter?

You pay nothing. We only take payment once your letter is issued.

Do you charge a subscription?

Never. You make a single payment, with no membership and nothing that renews on its own.

Can I use the letter on a plane or in stores?

No. The ADA gives ESAs no right of public access, and an airline may handle yours under its pet policy.
